We offer various types of Valuation and Survey service on all types of property - residential, commercial and industrial - for various purposes. The practice undertakes Surveys and Valuations in accordance with the RICS Valuation and Appraisal Manual (The Red Book).
Residential - A valuation of residential property may be required for a number of purposes and will include an inspection of external surfaces of the building, and interior, including a head and shoulder check of the roof and void where possible, in order to obtain sufficient information to provide a well-balanced, well informed, valuation report.
Commercial - No business or organisation can today afford to be ignorant to the value of a major asset. Valuation reports and prepare for bank and/or lending purposes and appraisals of company property assets undertaken for whatever reason. For Clients wishing to obtain advice on valuation for possible purchase, a detailed report on condition of premises can form part of the valuation as required.
Homebuyers Survey - This service requires the surveyor/valuer to investigate and comment on the building and its condition including observations about the local area, the site, possible hazards and other matters affecting them. Where major defects are noted the surveyor/valuer will offer an opinion as to their cause and recommend an appropriate course of action. The report concludes with a valuation of the property in its current condition and is considerably more detailed than a valuation report. Negotiation & Acquisition Service - Where prospective buyers are considering house purchase outside of our agency, we can provide a complete purchasers negotiation and acquisition service on residential and/or commercial properties to include a report on condition of the building or Homebuyers survey, valuation advice and negotiation with Vendor or agent with a view to conclusion of purchase. An indication of costs can be given upon request.
Building Survey - This is undertaken very often in conjunction with a qualified building engineer with comment in detail accompanied with drawings and/or photographs as necessary to amplify or confirm any problems noted. Reports are prepared for variety of reasons with schedules of works, condition and dilapidations submitted as appropriate.
