Kidderminster Homeowners Taking a 17.9% Hit on Asking Price?

If you are a Kidderminster homeowner thinking about moving home, there appears to be some new information between what Kidderminster home sellers want and what buyers are actually willing to pay.

In 2026 so far, the average asking price of the homes coming onto the market in Kidderminster has been £327,900, yet the average price of a Kidderminster home that sold and completed has been £278,000. That’s a 17.9% difference.

So is this a glitch in the 2026 Kidderminster property market?

Looking back to the summer of 2021, we have tracked those two key numbers: the average asking price of homes coming to market in Kidderminster, and the average sale price of homes that exchanged and completed. The results are remarkable.

In 2021, the gap between average asking and average sale price in Kidderminster was 12.3% (£286,400 asking vs £254,900 selling).

By 2022, that fell to just 7.3%. Rose to 14.8% in 2023, 20.4% in 2024, and in 2025 it was 8.2%. (Kidderminster is DY10/11).

As you can see, there is some consistency here, so what is actually happening? What do these numbers mean?

Let’s be very clear. This 17.9% gap doesn’t mean Kidderminster house prices have dropped by 17.9%, nor does it mean Kidderminster homeowners are taking a 17.9% hit on their asking price.



 

It shows that Kidderminster homes at the higher end of the market (money wise) are much less likely to sell.

Higher priced homes in Kidderminster have lower odds of selling.

The higher up the price range you go, the harder it is to get a deal done. That does not mean the more expensive Kidderminster homes won’t sell. However, when a Kidderminster home takes 100 days or more to secure a buyer, that chance falls to just 11 out of 20 (56%).

That is a huge difference.
